Developer and Contractor Risk Management Consulting
I provide developer and contractor Risk Management education based on the current culture of Defect Litigation as well as site audits for “at risk” issues and documentation practices. I also create and customize RM programs and documents to be implemented based upon the construction contract(s) and developer/contractor needs as well as providing the Risk Management training.
Site Visits:Monthly site visit as an Owners/Builder rep to audit for the implementation and follow through of the RM program and assess the project for “at risk” litigation and due diligence issues. These audits are followed up with reports and document as needed.
Product Transition:Create and oversee a Unit, Building and Site transition protocol and procedure as Owner’s Representative. Transition project from GC to Owner and property manager (this will also create a baseline for “bulk sale” potential or condo conversion potential and warranty timelines.
Peer plan review: Plans will be reviewed from three angles – 1) Limited Code compliance, 2) Possible litigation exposure and 3) Construction assemblies. Reviews include notes and suggestions for both plans as well as possible subcontractor scope suggestions that relate to issues that tend to slip through the cracks during construction, but are called out during due diligence inspection or litigation.
Construction Oversite and Reporting
I provide developer and contractor Owners Rep services including but not limited to: scope and schedule development. Project oversite and weekly reporting to corporate leadership while working with the Builder to identify and solve problems and keep the project moving in a positive direction.
Site Visits: Site visits as an Owners/Builder rep to monitor progress, construction conditions and progress. When on site reviewing the project the focus is on; building envelope or "MRB", waterproofing at decks and deck to structure intersections, roofing assemblies, fire assemblies as it relates to the plans, UL listings and construction practices. Sound assemblies, areas of potential water intrusion, general plumbing, mechanical, fire suppression and electrical items as well as the monitoring of construction "standard of care"/ best practices.
I also focus on schedule and issue resolution as well as direction and oversite of AOC meetings when needed.

As a Certified Master Inspector I provide expert analysis of claims for developers, contractor and insurance carrier’s legal teams. I manage reports, corrective scopes of work and develop costs of repairs while, when possible, negotiating with opposing experts in an effort to minimize costs, and expedite the resolution of claims. I also create and maintain data, reports and corresponding documentation for mediation/litigation and take an active role in defense strategies, mediation/ settlement proceedings and assist counsel in determining what the technical merits of each claim and how to efficiently move the case forward.
Having been in the industry for 27 years, both with my tools on and as a manager, I’ve gained a comprehensive understanding of “dirt to done” construction techniques in commercial, single family detached and both multi-family attached “for rent” and multi-family attached “for sale”. This construction, trade and building assembly(s) understanding allows me to offer construction technique education and consulting to legal teams in order to develop the best strategies for claim resolution. When a legal team knows the actual “nuts and bolts” of the construction process they can focus on the concrete issues of the claim instead of the customary “net dragging” approach, thus saving time and money for their clients and overall better case management and outcomes.
